Single Gas connection point will be provided to each tenancy if requested by the tenant.

Single waste water connection to be provided.
Grease Trap
Landlord will supply single grease trap access point to each tenancy.
Air Conditioning
Condenser Water Loop system in place, with the landlord to provide base build air conditioning with 140kW of cooling to an open plan configuration.
Kitchen Exhaust
Kitchen Exhaust ducting will be provided to the tenancy with tenants to provide the hood and connection.
Fire Service
Light and fire protection to open plan layout will be provided.
Flooring
A level concrete floor will be provided with tenants being responsible for the final finishes.
Walls
Landlord will provide intertenancy walls or allowance for tenant.
Ceiling
Tenant will be responsible for the ceiling.
Shopfront
Unless installed, tenant will be responsible for providing the shopfront.
Storage
Additional storage areas available by negotiation.
End of Trip
Employees will be allowed access to the end of trip facilities being provided at the centre.
